PROJECT BRIEF:
Located in Riyadh, KSA, the El Rayan Project is a compact yet efficiently planned commercial development designed to maximize functionality within a refined architectural footprint. Developed by First Avenue, the project demonstrates how strategic planning and integrated design can elevate even modest-scale developments into high-performing urban assets.
The project is situated on a 40 m² plot, with a total built-up area of 50 m², carefully optimized to ensure efficient space utilization, smooth circulation, and operational flexibility. Despite its scale, the design emphasizes strong architectural presence, material clarity, and spatial efficiency tailored to contemporary commercial use.
As the Main Consultant (Full Scope), our responsibilities covered complete architectural and engineering design, multidisciplinary coordination, technical documentation, and project supervision. The design approach focused on delivering a practical, high-quality solution that meets both functional requirements and long-term performance standards.
